It is funny how our West Sacramento Short Sales will ruin in
streaks. We will go for months where all we get are one kind of bank or another
be it Wells Fargo, Chase or
even Bank of America, which it seems we always have at
least a couple of those going at any one time, and not have any of the others
then all of a sudden you start to get different banks you haven’t worked with
for a while.
That was the case with
this recent Short Sale. It was an Indy Mac Bank 1st with a
GMAC second, purchase money, meaning the seller had never refinanced, owner
occupied strategic default. Now I say Strategic Default only because the
sellers could afford the payment but truly their combined commute was in excess
of 10 hours weekly. When you are raising a young family an extra 10 hours a
week away from home is considerable so they really did have a hardship – just
not a true financial hardship.
Anyway, the seller
stayed current through most of the negotiations and really didn’t miss a
payment until we were 30 days or so into the process. The seller did not
qualify for HAFA so the Indy Mac Bank Short Sale was
sent the traditional short sale route. We sent in a Fair Market
Value offer so valuation was not an issue and of course our complete short sale package.
With Indy Mac from
submission to approval was a mere 38 days. GMAC was pretty easy as well. We
knew they would request 8% of the unpaid balance and Indy Mac was fine with
that amount so the GMAC approval was fairly easy as well. Another family able
to get a fresh start financially and another first time home owner – success on
all fronts!
Every now and then you
get a West Sacramento Short Sale that just goes
smooth as silk. This was one of those times that make up for the others that
are dog fights
