I have to say; recently
Ocwen and Greentree are
quickly becoming my favorite servicers to work with. This Sacramento Short Sale is just another
example.
This real nice family
were living in a 2 bedroom 1000 +/- square foot home which was perfectly ok for
just the two of them and as we all know then life happens… They had a newborn
and are expecting a second later this year.
Now I shared a room with
my brother growing up and my girls shared a room as well, so could a two
bedroom house have worked out for them – possibly except the second bedroom was
on the ground floor at the front of the house and the master bedroom was
upstairs at the back of the house. I gotta tell you, that would not make me
comfortable either – too much opportunity for problems.Anyway, with their living
situation intolerable but owing more than the house was worth they contacted me
to Short Sale the property.
We submitted the Ocwen
Specific Short Sale package and all related supporting
documents. We followed up with them religiously and low and behold 37 days
after submitting the Ocwen Short Sale package we received the approval. Is that
great story or what?
These nice people will
walk away from over $300,000 in debt on a property worth $130,000 with no
responsibility to repay the unpaid balance, owe zero in income taxes on the
forgiven debt and start financially fresh. As an added bonus, a new owner gets
to move in and the property does not become another foreclosure statistic. Life
is good!
